Salesforce is seeking a Sr. Real Estate Manager, Sublease Portfolio to join our Real Estate Strategy & Operations team to lead the management of our global sublease portfolio. The successful candidate will use asset management, property management and commercial real estate standard processes to manage our sublease portfolio, collaborating with internal REWS partners, Salesforce partners, and external partners, including third party providers. The ideal candidate will have a comprehensive understanding of the entire real estate lifecycle, from strategy to transactions and project delivery through ongoing operations and move-out. This role requires strong lease interpretation, customer service, financial, accounting, and process efficiency skills in order to drive operational excellence for our portfolio.
The successful candidate will have a background in commercial real estate, specializing in office asset management and property management with at least 6-8 years of demonstrated ability. This position will report to the SVP of Real Estate.
This role is hybrid and will work out of the San Francisco Salesforce Tower 3 days per week.
Responsibilities
- Deliver a best-in-class subtenant management program that scales across a global portfolio in partnership with our outsourced Lease Administration and Subtenant Management team
- Nurture relationships with subtenants, property managers, landlords, and internal REWS team-members (including Workplace Services, Project Design & Delivery, and Transactions) to anticipate needs and partner effectively
- Team closely with REWS and business partners to support real estate needs and the subleasing strategy, providing reporting and decks as requested
- Drive a high level of accuracy on sublease abstracts, critical date reports, monthly rent statements, bill backs, operating expense estimates, reconciliations, and other monthly results
- Supervise accounts receivables for subtenants and team with Legal as-needed
- Partner on subtenant audit requests and assist with internal audits as they relate to subtenant portfolio
- Lead on budgets and re-forecasts related to subtenant portfolio
- Lead collection, tracking, and return of Letter of Credits and Security Deposits in partnership with Treasury and outsourced Subtenant Management team
- Ensure spaces being marketed for sublease are in tour-ready condition in partnership with REWS and our outsourced Subtenant Management team
- Lead all aspects of Property Condition Assessments to ensure subleased spaces are being maintained
- Team with REWS Transactions team on requests related to sublease transactions, landlord consent process, and handover preparations
- Manage and approve subtenant tenant improvement and alterations requests, tenant improvement allowance (TIA) draw packages, and payment of TIA in partnership with REWS Project Design & Delivery team, our outsourced Subtenant Management team, and landlords
- Provide timely and accurate review and approval of OpEx Estimates and Reconciliations in partnership with outsourced Subtenant Management team
- Lead smooth move-in and move-out processes, teaming with Master Landlord, REWS, and our outsourced Subtenant Management team
- Own quarterly Key Performance Indicators (KPIs) related to sublease management performance
- Ensure Playbooks are current and representative of industry standard methodologies
- Partner on data strategy, metrics, and reporting for subleased portfolio
- Tailor program to local regulations and practices based on sublease location.
- Partner with the Project Design & Delivery team on the implementation of our REWS Climate Transition Plan as it relates to our subleased portfolio.
REQUIRED SKILLS & EXPERIENCE:
- Bachelor’s Degree or equivalent experience and at least 6-8 years of commercial real estate experience in asset/property management and/or on a real estate & workplace team leading a subtenant portfolio, tech experience preferred
- Expert level skills to comprehend, analyze, interpret, and summarize various types of leases and subleases
- Strong financial, accounting, and data skills, including experience preparing OpEx Estimates and Recons
- Ability to lead through ambiguity and prioritize opposing priorities to ensure project timelines are met
- Self starter who is proactive, diligent, and acts like an owner
- Ability to optimally communicate verbally or in writing with internal and external partners through data-informed storytelling
- Proficient with Google suite, lease administration platform(s), Slack, and DocuSign
